How to find the right rental property for you:

Thank you for your interest in our rental properties. You can find the properties that are available for
rent by searching our listings. Once you’ve found something you like, please contact us at 604-722-7701
for more information and to schedule a viewing. We typically return calls on the same day, and within
24 hours at the latest.

Having trouble finding the right property? If you don’t find the property you’re looking for under our
listings, we can still help you. Please fill out the application for renters. Once something that matches
your requirements becomes available, we will contact you.

How to apply:

Moving in:

We’re here with you every step of the way! We will meet you at your rental property on moving day to
give you a thorough orientation as well as to conduct a move in inspection.

Moving out:

We will meet you on your move out day to conduct a final inspection of the property.

Renter’s insurance:

Please be advised that as part of your rental agreement, you are required to have renter’s insurance to
cover your personal belongings and liability. You may be required to provide us with a copy of your
policy prior to moving into your rental property.

Frequently Asked Questions for tenants

How do I rent a property through you?

Please get started by finding the property/ies you’re interested in by browsing our listings.
Once you’ve found something you like, please contact us for more information and to schedule
a viewing. If you are still interested and wish to proceed, we will send you an application to fill
out. If your application is approved, we (together with the property owner) will put together
the tenancy agreement for your review and signature, and collect a deposit.

When will I get access to the property?

Tenants are given access on the day the residential tenancy agreement starts. You will be
greeted by one of us or the owner and given an orientation of the property.

How long is the rental period?

The rental period is determined by the individual property owner and found under each
property listing. You will find that the majority of properties require a minimum 1 year term.
However, there are sometimes exceptions.

Are Pets Allowed?

This is also determined by each individual property owner (and their strata) and found under
each property listing. Should you have a pet, please contact us and we’ll be happy to find you
the right accommodation for you and your pet.

How much is the security deposit?

The BC Residential Tenancy Act requires tenants to pay half the month’s rent for the security
deposit. There may also be an additional damage deposit if you have a pet.

When do I get my security deposit back?

After the renter(s) has vacated the property and the move-out inspection has been completed,
your deposit(s) will be returned to you within 15 days of receiving your forwarding address.
Should there be any further cleaning costs or damages to repair, then you will receive your
security deposit minus these expenses.

When is rent due?

This can vary depending on the type of rental, but it is typically due on first day of every month.
However, the deposit(s) and first month’s rent are due upon signing the tenancy agreement.
